Your final quote depends on the model, layout, upgrades, delivery, site access and availability, and we itemise every line so you can see exactly what’s included and what’s optional.
Every 20ft, 30ft, 40ft and Horizon home, the 40ft Glass Front and every Apple Cabin now comes with a heat-recovery ventilation unit fitted as standard — fresh, filtered air that helps reduce condensation and damp while keeping your warmth in, at no extra cost. (The only model without it is The Cabin.)

What’s included by default
Premium 20ft, 30ft and 40ft homes include a full kitchen and bathroom as part of their standard specification. Other model inclusions and custom changes are quoted separately. Standard inclusions such as insulation, modern flooring, LED lighting, quality joinery, and electrical installation to NZ standards are specified for each model (with SDoC documentation provided where applicable).
Add-ons that change your price
Optional upgrades (incl. GST):

- Front terrace + 2 m deck: $4,000

Off-grid power options
Pair your home with an off-grid solar and battery package (incl. GST):
- 3.5 kW solar + 10 kWh battery: $12,499
- 5 kW solar + 10 kWh battery: $14,999
- 7 kW solar + 15 kWh battery: $19,499
A home is off-grid capable when the solar and battery system is sized to your appliances, daily usage, site conditions and backup requirements.
How your portable home price is calculated
- Base build — the standard inclusions listed above.
- Custom options — layout, kitchen or bathroom changes, extra glazing, decking and finishes.
- Delivery — quoted by distance, access and crane time (nationwide).
- Payment terms — a 40% deposit to start; the balance on delivery.
- Lead time — confirmed in your quote before you pay a deposit.
Do you need building consent?
It depends on your site, your intended use and the dwelling itself. Under New Zealand’s building rules, a new, standalone, single-storey dwelling of up to 70 square metres may not need a building consent — but only where all of the exemption conditions are met. Even then, the home must still comply with the New Zealand Building Code, the required licensed building professionals must carry out or supervise the relevant work, and you must follow your local council’s process. This is not a guaranteed exemption; whether it applies depends on your specific site and design, so check with your local council before you commit. Note that the 40ft is approximately 72 square metres, which is over the 70 square metre threshold, so a building consent is generally required.
