Modular home models & pricing (incl. GST)
The Cabin (13m²) — $23,500 incl. GST. A bach, home office or guest studio; compact enough to place on almost any section.
30ft (~54m²) — from $51,000 incl. GST. Kitchen, bathroom, PVC flooring, reinforced door and double-glazing. Suits small families or investors.
40ft (~72m²) — from $64,000 incl. GST. Two to three bedrooms, full kitchen and bathroom, open-plan living. Good for larger families, farm accommodation or rentals.
Upgrades: gable roof from $3,950, a 2m front deck for $4,000, plus interior options like bamboo-fibre panels and full-home blinds.
Delivery & installation
The process is simple: we give you a fixed quote and review your site; you pay a 40% deposit to start production; on delivery day we arrange a Hiab or crane if needed; the balance is due on delivery. You’re backed by 10-year after-sales support throughout.

Scenario: a 30ft modular home + 2m deck + off-grid solar.

FAQs — Modular Homes NZ
Do modular homes need consent? It depends on the home’s size, design and your council. From 15 January 2026, a standalone dwelling up to 70m² may not need building consent if it meets the new exemption conditions — but the Building Code still applies and you must notify your council. We supply plans and help you work through it. (Confirm with your local council.)
What’s included in the base price? Kitchen, bathroom (30ft/40ft), double-glazing, reinforced doors and PVC flooring — a move-in-ready home.
Can I add upgrades later? Yes — roof kits, decks and interior options can be added at any stage, so you can start simple and expand over time.
Are modular homes good for rentals? They’re quick to install and popular as rental and farm-accommodation units. (Returns depend on your location and setup.)
Can I live off-grid? Yes — add a solar and battery system sized to your household’s daily use.
